A little about us
Founded in 2019, The Property Collab is a boutique, specialist property management agency servicing Sydney's Northern Beaches and Lower North Shore.
Our Directors, Ashlea Merlo and Stephanie Livoti, started the business with a simple belief: property management can and should be done better. Better for our clients, and better for the people doing the work.
Unlike traditional real estate agencies, property management isn't one department of our business. It's our entire business.
We've intentionally built our agency around smaller portfolios, specialised support roles, strong systems and a collaborative team environment where quality always comes before quantity.
We're ambitious about the standard of service we deliver, but equally passionate about creating a workplace where our people feel supported, challenged, appreciated and excited about their future.

The role | Quality over quantity
As a Property Manager at The Property Collab, you'll manage a carefully sized portfolio of residential investment properties, with the time and resources to deliver an exceptional client experience.
We believe great property management is about far more than collecting rent and coordinating repairs. It's about protecting our clients' investments, building trust and delivering proactive, considered advice.
You'll have the autonomy to take ownership of your portfolio, build meaningful relationships and make a genuine difference.
Your focus will be on:
- * Developing strong, long term relationships with property investors and tenants
- * Proactively maintaining and protecting the condition and value of each property
- * Providing strategic advice to maximise rental returns and investment performance
- * Delivering exceptional communication and a consistently high standard of service
- * Managing legislative compliance and minimising risk for our clients
- * Working collaboratively with your team to create seamless client experiences
The Support | You're not expected to do it all
One of the things that makes The Property Collab different is how we've structured our team.
We know that exceptional Property Managers shouldn't have to be leasing agents, administrators, accountants and business development managers all rolled into one.
That's why we've built a support structure around you.
Our experienced leasing team manages the leasing process and formally welcomes and onboards new tenants, ensuring a smooth transition into your portfolio.
You'll have dedicated administrative support to help keep your portfolio organised, your workflows moving and your attention focused on your clients.
Our accounts team takes care of the financial administration, meaning you won't be responsible for day-to-day trust accounting.
Our Directors are actively involved in the business and genuinely invested in the success of our team. You'll have access to experienced leadership, practical guidance and support when you need it.
And importantly, business development isn't a requirement of this role. If it's an area you'd love to explore, we'll absolutely support that ambition.

What you'll bring
We're looking for someone who genuinely cares about doing a great job and takes pride in the relationships they build.
You'll have:
- * Demonstrated experience managing a residential property portfolio
- * NSW Class 2 Licence
- * Strong working knowledge of NSW residential tenancy legislation
- * Exceptional communication and relationship building skills
- * A proactive, organised and solutions focused approach
- * Confidence working autonomously while contributing to a collaborative team
- * A current driver's licence and reliable vehicle
