Senior Body Corporate Manager – Gold Coast

Are you an experienced strata manager ready for a role with real influence? Stratacare is looking for a hands‑on Senior Strata Manager to join our Gold Coast team. You’ll look after a quality portfolio, give committees and owners practical, responsive support, and help grow our presence on the Gold Coast.

What you’ll do
- Manage a portfolio of body corporate schemes, providing expert, responsive service.
- Prepare for and attend committee meetings, AGMs and EGMs, including papers, minutes and follow-up actions.
- Advise committees on governance, their responsibilities and practical options for resolving scheme matters.
- Coordinate budgets, levy setting, financial reviews and insurance renewals.
- Oversee maintenance, compliance, contractor engagement and capital works through to completion.
- Guide committees through insurance claims, defects, disputes and other complex or sensitive issues.
- Keep scheme records, correspondence and decisions accurate and up to date.
- Mentor and support less experienced colleagues.
- Identify opportunities to grow our Gold Coast portfolio and build relationships with prospective clients.
- Contribute to special projects and business initiatives, including process improvements and new services.
What we’re looking for
- Strong experience managing Queensland bodies corporate.
- Sound working knowledge of Queensland strata legislation (BCCM Act and regulation modules).
- A hands‑on approach and genuine commitment to high‑quality client service.
- Clear communication skills and confidence building trusted relationships.
- Commercial awareness and an interest in business development.
- Strong organisation, sound judgement and the ability to manage competing priorities.
- A collaborative approach and willingness to share your experience.
Relevant strata qualifications, industry membership and experience with strata management software will be well regarded.
