Business Development Manager - Strata & Property Services
A brand every strata manager already knows, so you're re-opening doors, not knocking on cold ones.
One relationship can be worth 50 jobs, and the law brings them back every few years.
New products with a huge market still untapped: the building platform is in around 500 buildings, out of more than a million nationally.
A consultative, educate-first sale. You'll be the trusted expert, not just another rep.
The company you'll join
The business produces the compliance reports strata buildings are legally required to have, including insurance valuations, maintenance plans and sinking fund forecasts, workplace health and safety reports, and asbestos audits.
Their customers are strata managers, who typically look after 30 to 50 buildings each, so one strong relationship can turn a single report into dozens.
The demand is built in: legislation requires many of these reports every three to five years, so the clients you win keep coming back.
With more than 30 years in the market, the brand is one of the most recognised in the strata industry, with clients across Australia and New Zealand.
They don't compete on price. They win on a dedicated research team, responsive customer service, 24-hour quote turnaround and reports delivered in days when a client is up against an AGM deadline.
New products are opening up fresh markets, including a building QR code platform that is in around 500 buildings so far, out of more than a million nationally, and a contractor compliance platform that keeps tens of thousands of contractors compliant.
Growth is firmly on the agenda: a structural engineering division has just relaunched in Queensland, a new maintenance business is up and running, and acquisitions are being explored.
The foundations are built and the products are proven. Now they need a Brisbane-based BDM to get them in front of more of the market.
The impact you'll make
Your territory, your patch: you'll take the full suite of products to market, backed by targeted campaigns from the business.
Your core focus will be reactivating dormant and lapsed accounts, putting a face to a well-known name and turning past clients back into active ones.
Beyond your existing accounts, you'll build new relationships with strata managers who are new to the industry, new to their role or setting up their own firms.
You'll be set up to succeed, with thorough training on the products and legislation before you're out in front of clients.
It\'s consultative, education-led selling: you'll explain the legislation behind each report and show managers how compliance protects them from risk, fines and liability.
As your credibility builds, you'll present to boardrooms of 8 to 30 strata managers on legislative changes and recent cases, and represent the business at national and state conferences, industry functions and awards nights.
This role is based full time in the Brisbane office, with interstate travel (mainly Sydney) roughly every three to four weeks for two to three nights. Flights, accommodation and car hire are covered, and days off in lieu are given when travel cuts into evenings or weekends.
The experience you'll bring
A track record in B2B, face-to-face sales or business development, ideally selling to small and medium businesses at a relationship level rather than large corporate tenders.
A proven sales process you can clearly explain, from first conversation to closed deal.
A hunter\'s drive to knock on doors and reignite relationships, balanced with the patience to nurture and grow accounts once they\'re won.
Confidence presenting to groups, and the ability to quickly learn and clearly explain technical and legislative detail.
Experience in strata, property, building services or compliance is a bonus, but your attitude and drive matter most.
You take ownership of your results, follow through on commitments and thrive in a business where your contribution is visible.
On offer, a competitive base salary plus performance incentive, full training and all interstate travel costs covered.
