Senior Contract Administrator or Quantity Surveyor | 30+ Story Luxury Development

We are representing a premier, award-winning property group and its specialised in-house construction arm.

Renowned for shifting the paradigm of luxury residential living, this developer-builder powerhouse combines visionary urban design with master-class construction execution.

Unlike traditional companies where development and building are separated, this team operates as a seamless, hand-in-glove collective.

Born out of resilience and a commitment to absolute quality control, they handle everything from iconic architectural concepts to the final, immaculate handover.

They are looking for elite talent who want to work on legacy-grade projects, backed by the stability of an institutional-strength pipeline and a culture deeply invested in the long-term success of its people.

Randstad are partnering with the team to recruit a commercially sharp Senior Contract Administrator / Quantity Surveyor for their project based in the inner Brisbane area.

In this role, you will lead and control the commercial backbone of the project, managing the head contract between the builder and tier-one developer client to maintain absolute commercial certainty and a strong cash-positive position throughout the build lifecycle.

Key Responsibilities

  • Head Contract Variations & Provisional Sums
  • Compile, submit, and negotiate head contract variations.
  • Estimate pricing and assemble options for requested client upgrades.
  • Evaluate and finalise provisional sums associated with procurement elements and bespoke finishes.
  • Issue formal notices regarding potential variations and related matters as needed.
  • Progress Claims & Financial Management
  • Oversee, compile, submit, and agree on the project's total progress claims through to payment processing.
  • Reconcile claims against incoming supplier and subcontractor invoices to maintain a positive cash-flow position.
  • Support project financial account management and reporting.
  • Manage forecasting models, including time-based preliminary costs and trade variation impacts (where capable).
  • Subcontractor & Package Management
  • Administer subcontractor accounts across structure and services trades, covering monthly claims, variations, and deeds of release.
  • Tendering & Procurement
  • Gather market pricing, evaluate trade packages, compile recommendations, and award tenders in accordance with the procurement schedule.

Skills & Experience

  • Proven track record as a Contract Administrator, Senior CA, or Quantity Surveyor on high-density residential or commercial tower builds
  • Strong commercial acumen with the ability to build lasting relationships with clients, consultants and subcontractors.
  • Strong proficiency in head contract administration, financial reporting, forecasting, cash-flow reconciliation, and margin preservation.
