Training and Onboarding Building Manager
This is a unique opportunity for an experienced Building Manager to build on their practical, on site experience and step up into a more project based role. Rather than managing a single building, you will move between sites, lead the transition of newly acquired properties, and help shape how the business trains its people and maintains its standards.
No two weeks will look the same. One week you may be assessing a newly acquired building and setting up its asset register, the next you could be stepping in as interim Building Manager while a permanent appointment is made, or training a new Building Manager at an established site. If you see variety as a challenge you will enjoy and an opportunity to grow, this role is for you.
Our client is a growing national building management company with an expanding portfolio of residential buildings. This role is focused on their South East Queensland portfolio and can be based in either Brisbane or the Gold Coast. As the business continues to acquire new sites, they have created this role to make sure every building and every Building Manager is set up to deliver a consistent, high quality service from day one.
About the role
Reporting to senior management and working closely with Operations Managers, you will:
- Lead the operational onboarding of new buildings, including property condition assessments, rectification plans, asset registers and preventative maintenance schedules
- Act as interim Building Manager at newly onboarded or vacant sites while a permanent Building Manager is recruited
- Induct and train new Building Managers, giving them the practical, on site support they need to work confidently and independently
- Develop and deliver ongoing training on standard operating procedures, building operations, contractor management, resident engagement and systems
- Conduct periodic quality reviews of existing sites, including Mybos setup, documentation and key operational records, and coordinate corrective actions
- Roll out new and updated procedures across the South East Queensland portfolio and drive consistent operating standards
- Provide relief Building Manager coverage and arrange suitable support for sites experiencing staff shortages or increased workload
- Identify capability gaps and turn them into practical training, coaching and process improvements
About you
You will bring a minimum of 3 years' residential building management experience in Brisbane or on the Gold Coast, including experience managing a range of different building types. You know what it takes to run a building well, and you enjoy helping others do the same.
This role requires genuine flexibility. You will move between different sites from week to week and may be asked to step in as interim Building Manager at short notice, so you will need to be adaptable and comfortable with a changing schedule.
You will also have:
- A minimum of 3 years' experience as a Building Manager
- Proven experience managing a range of building types, such as high rise, low rise, mixed use or resort style properties
- A strong understanding of building operations, preventative maintenance, contractors and building assets
- Experience training, coaching or developing staff
- Strong organisational and project management skills, with the ability to manage multiple sites and competing priorities
- Confident communication and presentation skills
- Experience with Mybos or a similar building management system (desirable)
- A current driver's licence and your own vehicle, with flexibility to travel between sites across South East Queensland and occasionally work outside standard hours during site transitions
What's on offer
- A newly created role with genuine scope to shape training and quality standards
- The backing of a growing national business
- Flexibility to be based in Brisbane or on the Gold Coast
- Exposure to a diverse and growing portfolio of residential buildings
- The opportunity to step beyond a single site and influence the whole business
- A supportive leadership team that values practical, hands on expertise
- A highly competitive remuneration package including an expenses budget
