Qualitas is a leading ASX-listed Australian alternative real estate investment manager, specialising in real estate private credit and real estate private equity.

For 18 years we have been helping our partners realise their vision and delivering attractive risk-adjusted returns to our investors.

About the position

Sitting within our Real Estate Private Equity & Structured Finance team and reporting to the Director, the Associate supports the execution and management of equity, subordinated credit, and opportunistic and situational credit investments, including complex project financings.

You’ll contribute to transaction analysis and structuring, working with and interrogating the team’s financial models, contribute to investment committee papers and help manage investments across the portfolio.

The role plays a key part in maximising risk-adjusted returns at both a transaction and portfolio level.

The role is intended to complement the diverse real estate and finance skillset of the existing team, and we welcome candidates from either background.

Location

Sydney or Melbourne

Employment Type

Permanent Full-time

Key responsibilities

  • Support the deal team across the investment lifecycle, from analysis and structuring through to execution.
  • Contribute to investment models and analysis, and to investment committee papers.
  • Manage and monitor investments once funded, and report on their performance.
  • Work with partners, borrowers and other stakeholders to deliver investment business plans.
  • Contribute to market research, investor relations and wider team initiatives.
  • Apply AI and digital tools as part of your day-to-day work – financial analysis, document review, research, drafting and reporting – and contribute to the team’s shared AI workflows and knowledge capture.
  • What you’ll bring to the role
  • A minimum of three (typically three to five) years’ relevant experience, gained in real estate (development, investment, asset management or advisory, within a developer, listed or unlisted REIT, fund manager or integrated real estate business) and / or in finance (investment banking, private equity, corporate banking, advisory or investment management).

Candidates from either background are encouraged to apply.

  • Ideally, some combination of the two: a real estate professional who has moved, or wants to move, into capital and investment, or a finance professional with real estate exposure.
  • Exposure to the living sectors – build-to-rent, build-to-sell residential development or student accommodation – is preferred, as is experience with development feasibility.
  • Strong numerical ability: comfortable with trend analysis, and with how financial models are structured and how inputs drive outputs.

You do not need to be an expert modeller, but you do need to be able to interrogate a model and understand what it is telling you.

  • A working understanding of real estate capital structures, valuation principles, construction risk and structured finance documentation.

Direct experience in subordinated, opportunistic or situational credit is not essential.

  • Proficiency with AI tools is desirable rather than a prerequisite; what matters is a willingness to make them part of how you work.
  • A tertiary qualification, preferably in finance, commerce, construction, real estate or law, with strong written, quantitative and presentation skills.

We encourage candidates from all backgrounds to apply for this role and do not discriminate on the basis of age, sex, nationality, race, ethnicity, gender identity or expression, sexual orientation, veteran status, marital status, family status, pregnancy, religion, beliefs, neurodiversity or disabilities.
