Our client is a boutique real estate agency built on relationships, reputation and results. With a clearly defined growth strategy through to 2026, they have created a structured and sustainable environment that prioritises long-term thinking, team wellbeing and delivering property management properly. Their culture is their competitive advantage. Collaborative, accountable, supportive and high-performing without ego. They focus on quality service over volume, long-term relationships over quick wins and sustainable portfolio growth over short-term spikes. This is not a corporate machine. It is a close-knit, growth-focused team where contribution genuinely matters. You will be stepping into a clean, well-maintained portfolio backed by strong systems, clear processes and accessible leadership, within an office that values balance as much as performance.
The Opportunity
We are seeking a driven and professional Business Development Manager (BDM) to lead portfolio growth and strengthen our landlord relationships. This role is ideal for a self-motivated operator who understands that business development is both numbers and relationships - strategy and service. You will work closely with the Directors and Property Management team to ensure seamless onboarding and long-term client retention.
Key Responsibilities:
- Prospecting and generating new landlord leads
- Conducting rental appraisals and listing presentations
- Converting appraisals into signed management authorities
- Managing CRM pipelines and structured follow-up processes
- Networking within the local community and referral channels
- Collaborating with the Property Management team for smooth handovers
- Protecting and enhancing the agency’s brand through professional communication
What Success Looks Like:
- Consistent monthly growth in new managements
- Strong conversion rates from appraisal to signed authority
- Securing high-quality landlords aligned with agency values
- Clean, compliant onboarding processes
- Positive contribution to office culture and morale
About You
- Proven experience in real estate business development or property management
- Strong understanding of compliance, QLD legislation and best-practice processes
- Confident communicator without ego
- Highly organised, process-driven and disciplined with follow-up
- Professional presentation and strong negotiation skills
- Values culture, accountability and team alignment
- Current QLD Real Estate Certificate or Licence (essential)
Structure & Remuneration
- Performance-based commission structure
- Potential retainer (depending on experience)
- Clear KPIs and measurable growth targets
- Direct access to Directors
- Long-term career pathway within a growing boutique agency
Why Join Them?
You won’t be “just another BDM.” You’ll be part of a tight, values-driven team where attitude and integrity matter as much as results. We are selective about who joins our office because culture is everything. If you are driven, professional, relationship-focused and want to grow within a boutique environment that values quality over quantity - we would love to hear from you.
