Girvan Group is a specialist fit‑out and refurbishment contractor with over 20 years of experience delivering high‑quality commercial environments across workplace, education, retail and hospitality sectors. We’re looking for a commercially driven BDM to lead growth in our office and workplace fit‑out business. Someone who understands how deals are won, relationships are built, and projects are turned into long‑term client partnerships.
About the role
This is a senior commercial role with real influence over strategy and revenue. You’ll own the pipeline for our office and workplace fit‑out offering. From identifying and qualifying opportunities through to negotiation, award, and handover to the delivery team. Joining an established business development team, you’ll work alongside driven colleagues who are equally focused on hitting our growth targets, working closely with our directors and estimating team to shape how we go to market, how we position our offer, and how we build the kind of client relationships that generate repeat business. You’ll be across the market, tracking tenant movement, developer pipelines, new project announcements and competitor activity, and translating that intelligence into a disciplined pursuit strategy. You know when to pursue and when to walk away, and you understand the difference between winning work and winning the right work.
What you’ll be doing
- Identifying and pursuing new fit‑out and refurbishment opportunities across the commercial and workplace sector
- Building and maintaining relationships with tenants, developers, property managers, architects and design consultants
- Leading tender strategy and coordinating submissions with the estimating and production teams
- Collaborating with the existing business development team to develop and execute a business development plan aligned to company growth targets
- Tracking market intelligence, tenant movement, pipeline projects and competitor positioning
- Managing existing client relationships to maximise repeat and referral business
- Presenting Girvan’s capability and value proposition to prospective clients and project stakeholders
- Reporting to senior management on pipeline, conversion rates and market conditions
What you’ll bring
- 5+ years in business development or sales within commercial fit‑out, refurbishment, construction or property
- Proven track record of winning work and meeting or exceeding revenue targets
- Strong understanding of the design and construct fit‑out process from brief to handover
- Experience managing tender processes and coordinating multi‑discipline submissions
- An established network across commercial property and workplace sector
- Commercially sharp, able to qualify opportunities, read relationships, and close
- Excellent written and verbal communication with strong attention to detail
- A collaborative mindset, someone who thrives working as part of a team as much as they do working independently
Why Girvan
We’ve spent 20+ years building a reputation in this market, for quality, reliability, and the kind of client service that generates long relationships. You’ll be joining an experienced business development team with the backing of a capable delivery team, a strong brand in the market, and direct access to senior leadership. This is a role where your effort has a direct line to the company’s results and where that effort will be recognised. On offer is a very competitive market salary. Work with the close‑knit management who champion progression within the company.
