Property Manager in Adelaide

We're looking for an experienced, proactive and hands-on Property Manager to join Denham Property Management in Brighton. This is an opportunity for someone who knows property management inside and out, takes pride in delivering exceptional service and wants to play a meaningful role in building and growing a business.

This is a hands-on, end-to-end property management role with responsibility for the day-to-day operations of a residential portfolio, including trust accounting and compliance. You'll work closely with the team to deliver a proactive, professional and relationship-driven service to landlords and tenants, while helping establish strong foundations for the continued growth of Denham Property Management.

Your responsibilities will include:

• Managing a residential property portfolio from onboarding through to the end of the tenancy lifecycle.
• Building and maintaining strong relationships with landlords, tenants and tradespeople.
• Managing leasing, lease renewals, rent reviews, routine inspections, maintenance, arrears and tenancy-related matters.
• Overseeing trust accounting processes, including rent receipts, payments, reconciliations and compliance requirements.
• Ensuring accurate record-keeping and compliance with relevant South Australian legislation and trust accounting requirements.
• Managing landlord and tenant enquiries, resolving issues and providing timely, practical solutions.
• Coordinating repairs, maintenance and other property-related requirements.
• Identifying opportunities to improve processes, systems and the overall client experience.
• Contributing to business development, landlord retention and the growth of the rent roll.
• Working collaboratively with the broader team to build a positive, accountable and high-performing office culture.

About you

You'll be an experienced Property Manager who can confidently manage a portfolio with minimal supervision and understands what it takes to deliver a consistently high standard of service. To be considered for this role, you must have a minimum of three years' residential property management experience. You'll also bring:

• Demonstrated experience managing the end-to-end property management process.
• Practical experience with trust accounting and a strong understanding of compliance requirements.
• A solid understanding of South Australian residential tenancy legislation.
• The ability to hit the ground running, prioritise effectively and manage competing demands.
