The role supports Client Account Teams in meeting their obligations under Management Agreements across a diverse national portfolio of rural, remote, and metropolitan properties. The Manager is responsible for both the FMOD casual resource pool deployed across these accounts, as well as a select number of permanent staff embedded on the accounts being managed.
Responsibilities span relationship management, FM and property management operations, property compliance, capital works, financial management, the leadership and oversight of both casual and permanent team members. Contribute to the overall growth within the business and form part of the strategic planning team within FMOD.
Main Duties:
- Builds and manages relationships with occupiers, clients, and stakeholders, acting as primary JLL contact and delivering business reviews and performance reports.
- Provides property oversight including technical reporting, minor capital project coordination, and client change management support.
- Ensures compliance with Essential Services, BCA, Australian Standards, DDA, OH&S, and JLL policies through audits, inspections, and hazard/incident management.
- Oversees planned preventative maintenance programs, managing contractor performance, engineering contracts, and supplier relationships.
- Manages non-routine and reactive maintenance, including quotation processes, PSC liaison, and monthly reporting.
- Handles financial management tasks such as invoice approvals, budget reporting, forecasting, and expenditure monitoring across the portfolio.
- Manages people and resources, including direct oversight of embedded staff, deployment of casual resources, and onboarding support.
- Supports relief and short-term project coverage for Client Account Teams as needed.
- Maintains compliance with JLL and client policies while contributing to FM On Demand process improvement and teamwork culture.
- Assists with sustainability initiatives, maintains portfolio databases, provides after-hours emergency response, and travels nationally as required.
Qualifications:
- Experience in a management-level role in Facilities Management / Account Management.
- Demonstrated experience managing multi-site or national FM portfolios, including rural and remote properties.
- Proven property management experience, including lease management, rent reviews, lease renewals, and tenant advocacy.
- Experience managing client accounts under formal Management Agreements, including financial reporting, compliance, and relationship management obligations.
- Experience leading and managing both permanent and casual/contract staff across multiple sites.
- FM or property management qualifications preferred (e.g. Diploma of Facilities Management, Bachelor of Property, or equivalent).
- Strong commercial and contract management understanding in a corporate services environment.
