Property Manager/ Business Development Manager (BDM)
This is a fantastic opportunity for someone who enjoys the day-to-day operations of residential property management while also having the drive and confidence to attract new business, build lasting relationships and contribute to the growth of our rent roll.
You'll be stepping into an established residential portfolio with fantastic landlords and tenants, while having the opportunity to make the role your own and play an important part in the agency's continued success.

The Role: Property Management
Manage an established residential property portfolio, maintaining strong relationships with landlords and tenants.
Conduct routine, ingoing and outgoing property inspections.
Monitor rental arrears and ensure timely, proactive follow‑up.
Coordinate repairs and maintenance efficiently, liaising with landlords, tenants and tradespeople.
Prepare and manage lease agreements, renewals, rent reviews and associated documentation.
Conduct rental open inspections and oversee tenant applications, screening and selection.
Manage bond refunds and represent landlords at SACAT hearings when required.
Ensure compliance with South Australian residential tenancy legislation.
Deliver exceptional customer service through clear, consistent and proactive communication.
Business Development & Growth
Identify and pursue opportunities to grow the agency's residential rent roll.
Build and maintain strong relationships with prospective landlords, investors and existing clients.
Conduct rental appraisals and prepare professional property management proposals.
Follow up new business enquiries and convert prospective clients into managements.
Develop referral networks and identify opportunities for new business.
Confidently communicate the benefits of our property management services to prospective landlords.
Contribute fresh ideas and initiatives to support the agency's ongoing growth.
About You
We're looking for someone who is experienced, organised, approachable and confident in their ability to manage a portfolio while recognising opportunities for business growth.
To be successful, you'll have:
A minimum of 2 years' experience in residential property management – essential.
A sound understanding of South Australian residential tenancy legislation.
Excellent communication, negotiation and relationship‑building skills.
Strong organisational skills and the ability to manage competing priorities.
A proactive approach to problem‑solving and maintenance management.
Confidence in conducting rental appraisals and engaging with prospective landlords.
A genuine interest in business development and growing a rent roll.
The ability to work independently while contributing positively to a team environment.
A high level of professionalism, attention to detail and customer service.
Experience using PropertyMe is highly regarded.
A current driver's licence and appropriate South Australian real estate registration.
Previous BDM experience will be highly regarded, although an experienced Property Manager with a natural ability to build relationships and a desire to develop their business development skills is encouraged to apply.
