We are seeking an experienced and proactive Facilities Manager to oversee the day-to-day operations, maintenance, and compliance of a busy retail shopping centre located in Brisbane. In this role, you will be responsible for maintaining the physical environment, building systems, and operational efficiency of the centre. You will ensure a safe, clean, and welcoming environment for shoppers, retailers, and staff while maintaining strong working relationships with contractors, service providers, and centre management.
Key Responsibilities
- Building Operations & Maintenance: Oversee routine, preventative, and reactive maintenance across all mechanical, electrical, plumbing, HVAC, fire, and vertical transport systems (lifts/escalators). Conduct regular site inspections to identify hazards, maintenance defects, or general upkeep needs across common areas, loading docks, and car parks. Manage minor capital works, fit-out reviews, and tenancy refurbishments in coordination with centre management and retailers.
- Contractor & Vendor Management: Manage external service contracts including soft services (cleaning, waste, security, pest control) and hard services (trades and engineering). Supervise on-site contractors, ensuring work is completed safely, on time, and to quality standards. Obtain quotes, evaluate tenders, and manage vendor performance.
- Health, Safety & Compliance: Ensure full compliance with NSW Work Health & Safety (WHS) legislation, BCA/NCC codes, and relevant Australian Standards. Manage Annual Fire Safety Statements (AFSS) and statutory compliance logs. Lead emergency procedures, risk assessments, and incident reporting across the asset.
- Financial & Budget Management: Assist in preparing and managing annual operational and capital expenditure (OPEX/CAPEX) budgets. Monitor service contract expenditure, invoice processing, and cost optimization initiatives.
- Tenant & Stakeholder Relations: Serve as the main technical contact for retailers regarding facility requests, access, and operational queries. Maintain strong relationships with local authorities, utility providers, and emergency services.
Key Requirements & Qualifications
- Experience: 3+ years in facilities management, operational management, or building services (experience in retail, shopping centres, or commercial property highly regarded).
- Technical Knowledge: Strong understanding of building plant/equipment (HVAC, fire safety, BMS, security systems).
- Compliance Knowledge: Sound knowledge of WHS standards, local council regulations, and NSW building compliance standards.
- Skills: Strong communication, contractor management, negotiation, and problem-solving abilities.
