The world’s tallest hybrid timber tower, reaching practical completion at the end of 2026. Bring a World-First Workplace to Life in Sydney CBD, Tech Central | Land of the Gadigal People. With practical completion due at the end of 2026, this is a rare chance to join before the building opens and shape operations, commissioning and the occupier experience from day one. Atlassian Central is a 39-storey, 180-metre hybrid timber, steel and concrete tower beside Central Station, anchoring Sydney’s Tech Central precinct. Co-owned by Dexus and Atlassian, it combines naturally ventilated ‘habitats’, a façade that generates renewable energy on site, and a commitment to 100% renewable energy operation, with a new hostel and the heritage Parcels Shed at its base.

As the building moves through final commissioning and handover towards practical completion, you will be part of the team that turns a construction site into a high-performing operating asset. As Senior Facilities Manager, you will lead operational readiness and the ongoing management of the building, including its advanced building services (including natural ventilation, façade-integrated renewables and smart building systems), contractor management, compliance, maintenance and asset performance. You will partner with the delivery team to take the building from construction through handover, commissioning and the defects liability period, then lead it into stabilisation.

The Opportunity:

  • Lead operational readiness, facilities management and day-to-day building operations from practical completion through to stabilisation.
  • Oversee advanced technical services, compliance and risk management across mixed-mode ventilation, the operable solar façade, integrated building technology and mass-timber fire safety.
  • Manage contractors and service partners through handover, commissioning and the defects liability period, and establish the planned maintenance program.
  • Establish emergency management, WHS and evacuation procedures for a mixed-use building, including warden training, drills and incident response.
  • Lead, develop and set the standards for the on-site facilities team and service partner personnel, building a safety-first, high-performing culture from day one.
  • Mobilise the building’s operating model, including tendering, onboarding and managing security, cleaning and other hard and soft service providers ahead of opening.
  • Plan and manage CAPEX and asset enhancement works once the building has stabilised.
  • Establish and manage the operating budget (OPEX), outgoings and financial performance for the building’s first operating years.
  • Drive sustainability, ESG and continuous improvement, delivering against the building’s 5.5 Star NABERS Energy Commitment, 6 Star Green Star target and 100% renewable energy operation.
  • Partner with Atlassian as anchor tenant, fitout contractors, the hostel and retail operators and neighbouring owners across the Tech Central precinct to deliver a seamless occupier and visitor experience.

About You:

  • Proven experience as a Senior Facilities Manager or Building Manager in a premium or A-grade commercial asset, with a proven track record of taking a new premium development from greenfield through practical completion and handover into stabilisation (essential).
  • Strong knowledge of commercial property operations, building services, compliance and risk management.
  • Experience delivering CAPEX and asset enhancement projects and multi-floor fitout.
  • Strong knowledge of technical services, including building management systems, natural or mixed-mode ventilation, high-performance façades and smart building technology, with exposure to NABERS and Green Star rated buildings.
  • Demonstrated success managing contractors and service partners through building handover, commissioning, defects liability and the stabilisation of building performance against design intent.
  • Strong working knowledge of WHS, emergency management and fire safety obligations in a multi-tenanted commercial building.
  • Demonstrated leadership of on-site facilities teams and service partner personnel.
  • Proven mobilisation experience, including procuring and onboarding security, cleaning and other service contracts for a new building.
  • Budget management and financial reporting capability, ideally including setting up operating budgets for a new asset.
  • Outstanding communication and stakeholder management skills, with the confidence to partner with a technology-led anchor tenant and co-owner.
  • Tertiary qualification in Facilities Management, Engineering, Building Services or similar (desirable).

So, what’s in it for you?

  • A career-defining opportunity to take a world-first building from greenfield into stabilisation and shape how it operates from day one.
  • A collaborative on-site team environment, working side by side with the General Manager, Development delivery team, tenant, fit out contractors and service partners.
