You can see the finished project before anyone's agreed on the scope.
You know which questions to ask. Which advice to challenge. What needs an engineer, what needs a good contractor and what simply needs someone to make a decision.
Then you get it built.
An established membership based organisation on the Perth waterfront is appointing a designated Project Manager to take ownership of its multiyear Capital Improvement Plan. A varied portfolio of infrastructure, buildings, equipment and compliance works, with responsibility from the first brief to the final handover.
There is plenty to deliver. You'll be the person bringing it together.
From "it's on the list" to "it's done"
Reporting to the CFO and working closely with the CEO, you'll research and develop the budgets, then turn priorities into properly scoped, costed and deliverable projects.
You’ll engage the specialists, test the recommendations, manage procurement and keep construction moving around a live, operating site. You'll also give the Board and relevant committees the information they need to make sound decisions.
Some projects need detailed engineering. Others need a straightforward design and construct approach. You know the difference, and you keep the process proportionate to the job.
The work, without the gloss
The portfolio spans waterfront and marine infrastructure, buildings and amenities, operational equipment, utilities and safety compliance works. Several will need your attention at once.
Develop scopes, budgets, schedules and business cases that stand up to scrutiny
Brief and manage consultants, contractors and technical specialists
Run quotations and tenders, compare the substance and recommend the right option
Coordinate works around an operating site, keeping disruption under control
Track expenditure, manage variations and call out problems while there is still time to act
Keep safety, statutory approvals and compliance built into delivery
Present clear monthly progress reports, with recommendations where decisions are needed
See every project through commissioning, documentation and handover
You’ll spend time on site and in the numbers. Both need to tell the same story.
You've got the judgement. And the evidence.
You've delivered capital works or construction projects from concept to completion. You can explain what you owned, where things got difficult and what you did about it.
You read a quote closely. You ask the extra question. You can hold a contractor accountable without turning every conversation into a contest.
And when a technical issue lands in front of a Board or Committee who don't share your background, you make it understandable.
The experience behind the judgement
Strong budgeting, scheduling, procurement and contractor management experience
A good working knowledge of AI and how to use it in project management to work efficiently
The ability to keep several projects moving without losing control of the detail
Confidence making recommendations to senior leaders and presenting to a Board or Committee
A relevant qualification in construction management, engineering or project management, or equivalent demonstrated experience
Comfort working across an active building and marine site, on surfaces that move
A willingness to get out on site, investigate the issue and follow it through
Waterfront or marine infrastructure experience would be useful. A formal project management qualification would also be welcome.
Your title interests me less than the work you can put your name to.
Why this move makes sense
Perhaps you're a couple of roles into your career and ready to own a broader portfolio, with more say in how projects are delivered.
Perhaps you've done the major project environment already and want to work closer to the decisions, with a direct view of what your work achieves, somewhere smaller and more personal.
Perhaps you're coming off FIFO and ready for a role where you sleep in your own bed, home based on the Perth waterfront instead of flying out on a roster.
Here, you'll have responsibility across the full project lifecycle. You'll work with the people approving the investment, manage the people delivering it and see the result in use.
The appeal is in the ownership. The variety. And the satisfaction of getting something finished properly.
