About the company
Our client is a large, well-established Australian organisation with a national multi-site network and a diverse portfolio of retail and operational assets. With a capital program of around $450m a year, investment decisions here are big, complex and closely watched at executive level. Capital and property finance is a core part of how the business makes decisions, and this role is central to it.
About the role
This senior finance leadership role combines enterprise-wide capital investment with hands-on responsibility for the property portfolio. You’ll influence major property transactions, investment decisions and long-term commercial performance.
Responsibilities:
- Drive the financial evaluation of property acquisitions, developments, lease arrangements and sale-and-leaseback transactions, including network expansion and closures.
- Set the capital allocation framework for prioritising significant investment across the organisation, assessing competing opportunities, risk, returns and strategic alignment.
- Own investment governance, from business case development and financial modelling through to approvals, post-investment reviews and benefits tracking.
- Oversee financial planning and performance across property, capital investment and key operational cost bases, identifying opportunities to improve returns and efficiency.
- Present recommendations on material investment decisions directly to the CFO, CEO and investment committee.
- Lead and develop a team of finance professionals while strengthening commercial partnering and investment decision-making across the business.
- Support financial due diligence on M&A opportunities, from early evaluation through to completion.
About you:
You’re an established finance leader who combines hands-on property finance expertise with the commercial judgement to influence major investment decisions.
- CA or CPA qualification, with 15+ years’ experience in commercial finance, property finance or investment-related roles.
- Experience at Head of Finance, Finance Director or equivalent level within a large, complex organisation.
- Deep, hands-on property finance experience, including lease structures, developments, acquisitions and sale-and-leaseback transactions.
- Experience assessing the financial performance and investment economics of retail property assets, multi-site portfolios or similarly complex property environments.
- A proven track record leading enterprise-wide capital investment and prioritising investment across a broad portfolio.
- Strong financial modelling, business case development and investment appraisal skills.
- The ability to influence senior executives, challenge assumptions and turn complex financial analysis into clear commercial recommendations.
- Experience leading teams and partnering across finance, property and operational functions.
This is a chance to own how a large organisation invests in its property and capital, with a direct line to the CFO and CEO, and to build a function that’s still taking shape.
